These terms set the basic rules for using the OSDAN Real Estate marketplace, including account conduct, listing standards, payments, verification expectations, and dispute handling in Ghana.
This page describes how OSDAN Real Estate currently operates this property marketplace, handles requests, and supports users across Ghana.

OSDAN Real Estate provides a marketplace where users may browse listings, contact owners or agents, submit properties, complete verification, and in some cases pay for subscriptions or platform-managed bookings.
Unless a page expressly says otherwise, the platform acts as a marketplace and facilitation service. It does not guarantee the quality, legality, availability, or suitability of every listing or counterparty.
Eligibility and accounts
You are responsible for maintaining accurate account information and for activity that occurs through your account.
- Use accurate, current, and complete identity and contact information.
- Keep your password and account access secure.
- Do not impersonate another person, use false credentials, or create accounts for abusive or fraudulent purposes.
- If you upload verification records or business details, they must be truthful and belong to you or your organisation.
Listings and property content
Property owners and agents are responsible for the listings they publish or submit for approval.
- Listing details must be accurate, lawful, and not misleading.
- You must have the authority to advertise the property, media, and pricing you upload.
- You may not upload content that infringes rights, misstates ownership, conceals material facts, or promotes illegal activity.
- We may edit, reject, disable, or remove listings that violate platform rules, legal requirements, or trust-and-safety expectations.
Verification and trust controls
The platform may ask for verification materials to reduce fraud and improve marketplace trust.
- Submitting false identity records, altered documents, or misleading support files may lead to rejection, suspension, or removal.
- Verification improves trust signals but is not a guarantee of future performance, title, solvency, or legal compliance by any user.
Inquiries, bookings, and purchase activity
Users must interact with one another respectfully and lawfully when making inquiries, requesting bookings, or pursuing a purchase.
Marketplace chat conversations and related activity may be reviewed by authorized super admins when a report, support request, safety concern, suspected fraud, or dispute requires moderation review.
- Do not use the marketplace to harass, spam, exploit other users, or scrape content outside the permission process below.
- Inspect property details carefully and make independent decisions before committing funds or relying on listing claims.
- Where platform-managed booking or sale-related payments are offered, completion remains subject to successful payment verification and the platform’s records.
Scraping, reuse, and attribution
OSDAN may allow approved scraping or reuse of listing content, but only when the requester has first informed us where the content will be placed and we have confirmed that the proposed use is allowed.
- Before scraping, crawling, copying, syndicating, or reusing marketplace content, you must contact [email protected] with the destination website, app, page, feed, or platform where the content will appear.
- You may begin scraping or reuse only after OSDAN confirms that the stated destination and use are approved.
- Every page or screen that republishes OSDAN listing content must prominently identify OSDAN as the source in bold text, such as “Source: OSDAN Real Estate”.
- Every republished listing must include a clear and notable link back to the original OSDAN listing page.
- Approval is limited to the destination and use we confirm. Reuse on another site, feed, app, dataset, or marketing channel requires a new approval.
- You may not harvest user contact details, misrepresent OSDAN content as your own, remove source attribution, or use scraping in a way that harms platform availability, users, or listing owners.
Payments and third-party processors
Certain fees or transaction amounts are processed in GHS using Paystack. Payment channel availability may change and is not guaranteed at all times.
By using paid features, you also acknowledge that third-party processors may apply their own terms, privacy notices, fraud checks, or technical restrictions.
Content licence and platform rights
You retain ownership of the content you upload, but you give the platform permission to host, display, reproduce, and distribute that content as reasonably necessary to operate and promote the marketplace.
We may preserve records, moderation history, or transactional context where needed for trust, safety, disputes, or legal compliance.
Suspension, termination, and liability limits
We may restrict, suspend, or terminate access where there is suspected fraud, policy abuse, non-payment, document falsification, harmful conduct, or another serious platform risk.
Users may request account deletion through the app where that option is available, or by emailing [email protected]. If a deletion request is accepted, the account may be suspended during the deletion grace period so no new marketplace activity occurs from that account.
OSDAN Real Estate provides the service on an as-available basis and, to the fullest extent permitted by law, limits liability for indirect, incidental, consequential, or user-to-user losses that arise from marketplace activity, inaccurate listings, payment interruptions, or third-party conduct.
- Suspension may limit or block login, listing management, inquiries, viewing requests, payments, and other marketplace actions.
- Account deletion does not automatically cancel completed transactions, erase legally required records, or remove records needed for fraud prevention, disputes, accounting, tax, safety, or legal compliance.
- If you believe your account was suspended by mistake, contact support with enough detail for us to review the issue.
